Although that sounds obvious, we don’t dilute our task by trying to sell insurance, mortgages or our own conveyancing services, preferring, instead to leave that to the experts in those fields and get on with the task in hand, selling your home, our own area of expertise. Whitlocks will carry out all viewings at your home to make the process less stressful for both seller and buyer. Our viewings are often longer than other agents as we feel the potential purchaser should be able look around for as long as they choose and relax in the atmosphere of the house which could be their new home. We are also there, with the buyers, to overcome any fears or objections, and give advice where needed. This also enables us to provide our sellers with quick, accurate feedback following the visits.

As times have changed and technology moved forward we have embraced the selling tools it has provided us with, and your home will be featured on all leading property websites – OnTheMarket, Zoopla, Primelocation, RightMove and our own website. That doesn’t mean that we’ve discarded the proven methods of the past, though, with a fully staffed high street office, where customers are always welcome, printed particulars on all homes for sale and weekly adverts in the property press, which we still feel is an important introduction channel to many would be buyers.
With so much experience at hand our market appraisals are well informed and factual, drawing on the knowledge of the hundreds of sales the company has made, market changes since the property was last sold and recent comparable evidence. Other factors like your motivation and desired speed of sale are considered – taking us back to individual needs.

Residential Lettings – Fees
Tenant Find Service:- – 90% of first months rent (inc VAT)
Includes: advertising on the leading property websites and in the Cornishman; accompanied viewings; tenant referencing and credit checks; check in report with photographs; drawing up of tenancy agreement; administration of deposit; notification of utility companies and council tax department; certification (gas safety and energy performance); organisation of Legionnaires Disease risk assessment; smoke detector and carbon monoxide detector legislation compliance.
Management Service:- – 30% of first months rent (inc VAT) plus 15% monthly fee (inc VAT)
As Tenant Find Service plus: Collection of rent; periodic inspections; renewal of certificates; monthly + annual statements.
